Stresstesting The DAX......

A follow up on last years Number Of The Day " Goodwill On Top 133 Listed German Companies Balance Sheets....". Considering that German companies are usually rated as "solid", "conservative" & "prudent" the data is even more "stunning"....

Nettes Update zu Number Of The Day " Goodwill On Top 133 Listed German Companies Balance Sheets...." aus dem Vorjahr. Wenn man bedenkt das besonders Deutsche Firmen weltweit als überwiegend "solide", "konservativ" & "vorsichtig" gelten, finde ich die Daten umso "bemerkenswerter"....


Dax im Stresstest Wirtschaftswoche
The 30 companies listed in the DAX accumulated $ 265 Billion in goodwill. The number has risen almost € 30 billion over the past 2 years.

The total amount equals 5 times the annual earnings from all DAX members.....

180,6 Milliarden Euro an Firmenwerten, 30 Milliarden mehr als noch vor zwei Jahren, schleppen die 30 Dax-Unternehmen heute mit sich herum.

Das entspricht rund fünf Jahresgewinnen aller Dax-Firmen
.
Despite that large part of the M&A was done during the boom years & the deepest recession in decades so far virtually no write downs have occurred....Ignoring "Mark to Market" is not only popular when it comes to the banking industry....;-) I doubt that the worldwide data looks much more favourably..... Keep this at least in mind when it´s again time for another episode of "Wall Street Finest : It´s Always A Good Time To Buy, Buy, Buy....."

Trotz der tiefsten Rezession seit Jahrzehnten sowie der Tatsache das ein Großteil der Übernahmen in den Boomjahren vollzigen worden sind de facto kaum Abschreibungen......Sieht so aus als wenn das Ausblenden von "Mark to Market" nicht nur bei den Banken äußerst beliebt ist.....;-)Tippe mal darauf das die Daten weltweit nicht wesentlich besser aussehen.....Kann nicht schaden sich das zumindest im Hinterkopf zu merken wenn es wieder heisst "Wall Street Finest : It´s Always A Good Time To Buy, Buy, Buy....."

Three Quarters Of All German Exports Going To Europe

Correction: For 2009 the number is 63% ......I´m pretty sure the "experts" have figured this "minor" fact into their as usual conservative "Reported Earnings vs Operating Earnings Formula" for German companies ( and with almost $265 Billion in goodwill on the balance sheets of German listed companies this "magic" technique is more important than ever....) ....... Even while several "German Titans" are tied to global growth ( in my mind not sustainable ) i think it is important to keep the strong dependency on Europe in mind when very soon the same guys will tell us that the weak € will rescue Germany/Europe etc..... KORREKTUR: Für 2009 beträgt der Anteil 63%..... Bin mir ziemlich sicher das die "Experten" die extrem starke Abhängigkiet von Europa ( UPDATE : Deutsche Exporteure erleiden herben Rückschlag ) wie gewohnt in Ihre extrem "konservativen" "Reported Earnings vs Operating Earnings Formula" miteinbezogen haben ( und bei schlappen 189 Mrd € in Goodwill die in DAX,MDAX und TECDAX Bilanzen schlummern ist diese "magische Formel" wichtiger denn je.... ) . Selbst wenn einzelne deutsche Firmen überdurchschnittlich vom globalen Wachstum ( welches meiner Meinung nicht nachhaltig ist ) profitieren kann man gespannt sein wie lange es dauert das trotz extremer Euroabhängigkeit der schwache € als Kaufargument "ausgepackt" wird.....Selbstredend von denselben "Experten"..... WIESBADEN – As reported by the Federal Statistical Office (Destatis) on the basis of provisional data, 75.0% (EUR 746.6 billion) of all goods exported from Germany in 2008 (to the value of EUR 994.9 billion) went to European countries.

The second largest sales market for German goods was Asia with a share of 11.8% (EUR 117.2 billion), followed by America with a share of 10.2% (EUR 102.0 billion).

Only 2.0% (EUR 19.7 billion) of all German exports were sold to Africa and 0.8% (EUR 7.6 billion) to Australia and Oceania.

Compared to Tony Dwyer with his unique "playbook" the DAX estimates indeed look muted. ;-)

That´s What Is Happening When You Outbid A SWF......Hapag-Lloyd Said To Seek As Much As $2.4 Billion In Capital

No problem with overbidding NOL ( Temasek ) but when your consortium is in part backed by the taxpayer ( City Hamburg & HSH Nordbank ) it is getting "annoying"....Especially when the taxpayer had already to bail out HSH Nordbank with well over € 10 billion ( and counting / see States agree €13bn HSH bail-out ).... Will be interesting to see how long the public will tolerate this form of "patriotism" or should i better say "protectionism"....

Maybe some of the officials were blinded with the success in former interventions (Beiersdorf/Procter&Gamble and Norddeutsche Affinerie/A-Tec).... France must be jealous.......... :-)

Grundsätzlich sind Übernahmen die massivst überbezahlt sind nicht weiter verwerflich...... Anders sieht es da aus wenn das Konsortium das den "Mondpreis" bezahlt hat zu nicht unwesentlichen Teilen der öffentlichen Hand ( Stadt Hamburg & HSH Nordbank ) zuzuordnen ist...... Ganz abgesehen davon das die HSH Nordbank bereits mit etlichen Mrd € ( siehe States agree €13bn HSH bail-out ) von den Steuerzahlern gestützt werden mußte....... Hier eine mehr als gelungene extra3 - Chronologie HSH Nordbank GENIAL :-)

Denke das diese Art des Patriotismus und der Standortpolitik ( evtl. sind die Erinnerungen an früher erfolgreich geschlagene "Schlachten" wie Beiersdorf/Procter&Gamble bzw. Norddeutsche Affinierie/A-Tec noch zu gut in Erinnerung) doch gewaltig aus dem Ruder gelaufen ist...... Böse Zungen könnten hier auch von Protektionismus sprechen...... Da könnte sogar Frankreich neidisch werden... :-)

TUI Sells Hapag-Lloyd Unit in 4.45 Billion-Euro Deal

Oct. 12 (Bloomberg) -- TUI AG, the German owner of Europe's largest travel company, agreed to sell Hapag-Lloyd to a Hamburg- based investor group in a deal that values the shipping company at 4.45 billion euros ($6 billion).

The Hamburg group, led by the city's government and logistics billionaire Klaus-Michael Kuehne, was the sole remaining bidder after Neptune Orient Lines Ltd. ( Temasek Holdings - the investment arm of the Singapore Government - is the largest single shareholder with a 68% holding ) dropped out on Oct. 10. TUI initiated the sale in March, giving in to investor pressure to focus on tourism.

The investor group, called Albert Ballin KG after a famous Hamburg ship owner, bid for the company to secure jobs and an important part of the city's maritime history. The group consists of the city of Hamburg (Hamburg alone has a holding of about 23 percent), Kuehne, private investment bank M.M. Warburg & Co., regional bank HSH Nordbank AG, and insurers Signal Iduna and Hanse Merkur.

Hapag-Lloyd Said to Seek Up to $2.4 Billion Capital

July 9 (Bloomberg) -- Hapag-Lloyd AG, Germany’s largest container shipping line, is seeking as much as 1.75 billion euros ($2.4 billion) in capital from lenders and shareholders including TUI AG, two people familiar with the matter said

German banks will be asked to provide a 1 billion-euro loan backed by the federal government, one of the people said. TUI would shoulder 325 million euros and Albert Ballin 425 million euros, the person said. The Hamburg city, part of Albert Ballin, would pay 170 million euros, according to the person.

Doubling down.......Another interesting part is that TUI is still owning over 40 percent and has given Hapag-Lloyd significant credit lines.....The FTD has an estimate of only € 400 Million. According to Manager Magazin & TUI Deal Presentation ( Page 11) it is closer to € 1.4 Billion......

Hört sich für mich ganz nach "verbilligen" an......Interessant ist zudem das TUI immer noch über 40% an der Reederei hält und Hapag-Lloyd zudem nach der FDT mit 400 Mio € an Kreditlinien versorgt hat ( siehe auch Hapag-Lloyd braucht Milliardenhilfe ).Gemäß dem Manager Magazin ( siehe Hapag-Lloyd in schwerer See ) und der TUI Deal Präsentation ( Seite 11 ) vom Februar sind es sogar 1,4 Mrd €. Needless to say that TUI is already rated at JUNK...... I´ll bet that they already regret that they haven´t sold to Temasek......

Brauche wohl nicht weiter erwähnen das TUI selbstredend seit Jahren mit JUNK geratet wird....... Bin mir sicher das die es bereits bitter bereuen nicht an Temasek verkauft zu haben.....

Trade Update: Container Shipping "A Black Hole of Losses" Naked Capitalism

Cargo ships will carry 27 million fewer containers by year's end than they did in 2008 -- a reduction roughly equivalent to all of the cargo containers handled by the five busiest U.S. seaports in a typical year, according to London-based Drewry Shipping Consultants' Container Forecaster Report.

"There has never been a decline like this before. We have never seen numbers like these," said Neil Dekker, editor of the Drewry report. "The container industry is looking at a $20-billion black hole of losses. We can expect a lot of casualties."...

Market imbalances are in our view aggravated by the large newbuilding orderbook across most segments. These vessels will be delivered during difficult market conditions with most having been ordered at high rices. All shipping sectors will likely be affected by the high prices paid for newbuildings in recent years.

By our reckoning, these vessels will, on average, have to earn high freight rates to cover their purchase price and operating costs. With freight rates now very low in some segments, vessel operators look likely to incur substantial losses.

Consequently, we expect that the downturn for shipping will be severe and prolonged. We expect some relief on supply-side pressure, however, to come from widespread newbuilding cancellations or deferrals, and subsequent bankruptcies at weaker shipyards or cancellation of new ‘greenfield’ shipyard projects, primarily in China. We believe this is most likely to affect deliveries in 2011 and 2012

A sudden ratcheting upwards of the risk profile of these portfolios, which is what S&P expects, could mean a quadrupling in demand for regulatory capital under Basel II - quite a significant increase, particularly in these strained times.

Number Of The Day " Goodwill On Top 133 Listed German Companies Balance Sheets...."

I have written about this in the past ( see Thank God There is No Stress Test On Goodwill Assets Propping Up Bank Balance Sheets......... ) and i think this topic is indeed a ticking time bomb that will "wreck" numerous balance sheets. I´m pretty sure that this issue is similar around the globe and will pop up on a weekly basis.... Except there will be an accounting change not to mark these assets "mark-to market"..... Wouldn´t be the first time ....... :-)

Ich habe über diese Thematik bereits vorher ( siehe Thank God There is No Stress Test On Goodwill Assets Propping Up Bank Balance Sheets.........) geschrieben und ich bleibe dabei, das es sich hier um eine tickende Zeitbombe handelt die schon bald etliche Firmenbilanzen "ruinieren" wird. Da diese Problematik weltweit dieselbe ist dürften hier demnächst Meldungen im Wochenrhythmus Schlagzeilen machen.... Es sei denn es wird eine neue Bilanzierungsvorschrift aus dem Hut gezaubert die diese "Mark to Market" Bewertung aussetzt..... Wäre ja nicht das erste Mal........ :-)

Was waren das noch für Zeiten als es bis vor kurzem noch Vorschrift war die Übernahmen über mehrere Jahre konsequent abzuschreiben....... Da dies aber die kurzfristigen Gewinne belastet hat wurde nur allzu gern die erstbeste Möglichkeit ( Umstellung auf US GAAP/IFRS ) genutzt um diese "Belastung" zu vermeiden.... Wie sich jetzt zeigt hat dies die Bilanzen nicht gerade "wetterfester" gemacht und die Ergebnisse der letzten Jahre künstlich aufgebläht ( siehe aus dem Jahr 2004 WiWo Neuregelung der Goodwill-Abschreibung bewirkt Kurssprünge bei Dax-Werten )... .Argument war seinerzeit die bessere Vergleichbarkeit mit den internationalen Wettbewerbern...... Großes Kompliment an das Handelsblatt !

The 133 leading German listed companies have ( thanks to the M&A madenss during the past few years ) accumulated $ 265 Billion in Goodwill. This equals 44 percent of their capital.

In the worst case scenario this would half the equity ratio from 40 to just over 20 percent.

Die führenden deutschen Konzerne ( 133 analysierte Firmen aus Dax, MDax, TecDax und SDAX durch eine Untersuchung des Handelsblatts in Zusammenarbeit mit dem Institut für Wirtschaftsprüfung (IWP) in Saarbrücken und der Unternehmensberatung Oliver Wyman ) haben nach der Übernahmewelle der vergangenen Jahren 189 Milliarden Euro an Firmenwert in den Büchern. Das entspricht fast der Hälfte ihres Eigenkapitals. Wegen der Rezession drohen nun massive Abschreibungen. Bei einem Dutzend Unternehmen ist die Situation brenzlig.

In den Bilanzen der führenden deutschen Konzerne standen Ende des vergangenen Geschäftsjahres noch 189 Mrd. Euro an Goodwill. Dieser Betrag entspricht knapp 44 Prozent des bilanzierten Eigenkapitals.

Das verdeutlicht, welch gefährliche Zeitbombe in den Zahlenwerken tickt: Nach Abzug des Firmenwerts würde sich die aktuelle Eigenkapitalquote von gut 40 Prozent annähernd halbieren.

UK CRE Now Off 45 Percent From The Peak.......

Could be worse if you are a foreign investor..... The British Pound is 20 percent off against all other major currencies over the past 12-18 months.....

Wenn man jetzt noch bedenkt das das britische Pfund gegenüber allen relevanten Währungen auf Jahressicht über 20% verloren hat sieht die Lage für ausländische Investoren noch düsterer aus...... Der Sektor der gewerblichen Immobilien dürfte schon sehr bald die Schlagzeilen mit spektakulären Pleiten dominieren..... Mich wundert das die in Deutschland dominierenden offenen Immobilienfonds ( etliche mit signifikanten UK Exposure siehe Chart Geographische Verteilung der Objekte In Offenen Immobilienfonds via FAZ/Scope ) trotz einer regelrechten Implosion im gesamten Sektor ( plus der teilweise drastische Währungseffekt in UK & Osteuropa ) querbeet über alle Regionen es noch immer schaffen keine Verluste auszuweisen...... Denke das spätestens wenn die Mieterneuerungen anstehen die ein oder andere Überraschung "droht".....


“Losses on UK commercial real estate could equal subprime” FT Alphaville BNP Paribas analysts are worried about the health of the UK’s commercial real estate sector. In a note released on Friday, they warned that a “combination of rising vacancy rates, falling rentals and extraordinarily difficult financing conditions will almost certainly drive UK CRE losses higher.”

Analysts Vivek Tawadey and Olivia Frieser contend that CRE is the “next leg of the credit story” in both the US and the UK, which they believe could see a major CMBS default.

From the note (any emphasis FT Alphaville’s):

Bonds backing CRE assets of a UK property investor (Simon Halabi) are likely to default on £1.15bn of debt. In this particular case, the values of the nine “prime” London office buildings (included the offices of JPM, the UK headquarters of Aviva, the Naval and Military Club amongst others) that were securitised have fallen from £1.8bn in November 2006 to £929mn as of 8 June, a reduction of almost 50%.

According to IFD, UK commercial properties values have been declining fast with peak to current declines of around 45%, with major declines noted in all major segments - retail, offices and industrials

At the same time the amount of available floor space for occupation increased at the fastest pace since 1999 in all regions with the exception of London (Chart 2) and thevalues of inducements rose at its fastest pace since the survey’s history in 1999. Collectively this implies that an upward correction in prices in the foreseeable future is unlikely.

Tawadey and Frieser also point to the refinancing risk ahead:

Around £43bn (or 19%) of all CRE loans comes due for repayment in 2009. A further 14% matures per year annually in 2010 and 2011 (Chart 3) or in excess of £100bn over the next 3 years, implying very significant refinancing risk inevitably leading to higher defaults.

The fact that only 10% of CRE loans are securitised in Europe (US: 30%), also underscores that more of these loans are held on bank books, leading to potential write-downs down the line.

The agency wants CMBS credit enhancement levels sufficient for AAA-rated tranches to be able to withstand some pretty severe declines (40 to 50 per cent) in the value of commercial property.

Needless to say that the Fed just a few weeks ago has proposed a CRE TALF program to buy tons of this crap ( No Kidding..... Wenn man sich jetzt die nächste Grafik ( Dank an Zero Hedge ) ansieht dürfte klar werden was sich für ein Debakel zusammenbraut....... Möchte nur noch mal zur Belustigung darauf hinweisen das die Fed vor wenigen Wochen extra ein TALF Programm gestartet hat um für wahrscheinlich bis zu 100 Mrd $ den Giftmüll zu kaufen ( siehe No Kidding..... ECB "Instability" Report.......

MADRID, June 16 (Reuters) - The number of houses sold in Spain fell by 47.6 percent in April compared to a year earlier, marking the largest percentage fall in 16-straight months of decline, the National Statistics Institute said on Tuesday.
The fates of the eurozone economy and its banks have become increasingly interlinked, the ECB said yesterday in its latest financial stability review report, with bank losses increasingly being caused by bad loans, rather than losses on securities.

Risks to the stability of the financial sector remained high, it said, while "uncertainty prevails" over the banking system's ability to absorb further shocks.

Lucas Papademos, ECB vice-president, said that "a negative interplay" between the financial sector and the economy had become clearer since the start of this year. He stopped short of calling for more transparent stress testing. The ECB, which acts as the monetary authority for the countries that share the euro, is not a bank supervisor.

In spite of the scale of the bank losses forecast by the ECB, its prediction was less gloomy than the International Monetary Fund, which in April put expected writedowns this year and next at $750bn, although taking account of loss provisions and write-offs up until May this year would reduce that to about $540bn.

The gap between the ECB and IMF forecasts is due to different assumptions, for instance on the performance of loans.

The ECB also expressed confidence that the eurozone's largest banks could endure any further economic deterioration, saying "most . . appear to be sufficiently well capitalised to withstand severe but plausible downside scenarios".

Biggest German Bailout Stands Now At € 18.3 Billion & Counting.....

What a difference 4 month makes...... The two pictures are telling the story.......Too bad that the politicians, CEO´s, regulators can´t blame the shorts this time ..... Wouldn´t surprise me if the German version of the original "TARP"( buying toxic assets ) a "Bad Bank" will be in place during 2009.......

Vier Monate scheinen ne lange Zeit zu sein...... Denke das skandalös noch untertrieben ist. Die Prüfung der Bücher muß ja wirklich ganz genau betreiben worden sein. Zudem vermute ich das die erneuten Risikien nur zum Teil bei der Dresdner aufgetaucht sind ( besonders wenn man bedenkt das die Allianz erneut einige Mrd in Ihre eigenen Bücher hat nehmen müssen). Ich vermute vielmehr das die Cobank dank Ihrer "überragenden" Stellung im gewerblichen Immobereich sowie der Staatsfinanzierung ( fragt mal bei der HRE nach ) einen nicht geringen Teil der erneut aufgetauchten Risiken selbst zu verantworten hat. Ich muß gestehen das ich bei meinem ersten Blogeintrag im July 2006 "Wort zum Sonntag" als ich mir meinen Frust von der Seel geschrieben habe ( zugegeben noch recht naiv ) nicht im Traum daran gedacht hätte das sich Deutsche Banken gleichschlecht wie US Institute schlagen könnten...... Sieht ganz so aus als wenn die "bösen Shorties" wohl doch nicht ganz unrecht hatten..... Denke aber das sich diese Erkenntnis bei der Bafin und den populistischen Politikern ( haben wir überhaupt noch andere...) nicht durchsetzen wird...... Die Idee einer "Bad Bank" bei denen die Banken Ihren wertlosen Schrott auf Kosten der Steuerzahler abladen dürfen wird mit jeder Meldung nicht gerade unwahrscheilicher.... Ich kann Ackermann schon förmlich hören......

Noch im September hat der CEO Blessing von möglichen Aktienrückkäufen geschwafelt ( um die Kapitalstruktur zu optimieren ).... Ein echt vertrauenwürdiges Management mit Weitsicht......... Schön zu sehen das der noch immer in Amt und Würden ist....... Gilt ebenso für weite Teile des Aufschtsrates ( denke da besonders an die Ikone "MÜLLER".......) Würde sich evtl. lohnen eine Aktie zu erwerben um sich die HV anzutun...... Denke dort wird ne Menge Unterhaltung geboten.......

Needless to say that the Commerzbank & Dresdner never made enough money even in the good (fantasy) times to pay the 9 percent coupon ( i.e. 9% coupon, additional 0.01% interest payment for each EUR 4.4 million dividend paid, perpetual, junior to existing hybrids and future and existing Tier II instruments and other debt, pari passu with future hybrids) on the bailout money from their ongoing business ( see P&L Commarzbank / Dresdner wasn´t profitable the past few years ). How they will be able to do this in the coming "normal"years and even pay the money back with a conservative aprroach is beyond me..... I see a massive dillution coming and i assume that the 25,1% percent government stake will spike in the coming years...... I also don´t buy the aspect that the new hole is solely realated to Dresdner ( especially when you consider that Allianz is taking also billions onto their own books) . I assume Commerzbank ( one of the biggest CRE players ) is using this "event"to cover up & spin massive write downs hiding on thier own balance sheet......

Denke es erübrigt sich darauf hinzuweisen das die Cobank & die Dresdner es selbst in den guten ( verrückten ) Jahren kaum geschafft haben die für die mrdschweren "stillen" Einlagen des Bundes notwendigen Zinszahlungen (9%) zu erwirtschaften ( siehe G+V Cobank / Dresdner war die letzten Jahr nicht profitabel) . Wie das in den Folgejahren in einem sicher mehr "normalisierten" Umfeld bei einen konservativen Ansatz machbar sein soll ist mir schleierhaft. Ganz davon zu schweigen wie aus dem normalen Geschäft genügend Mittel generiert werden können um diese Einlagen in absehbarer Zeit zurückzubezahlen..... Nur gut das anscheinend die politische "Elite" und besonders Münte mehr wissen.....

Vertreter der Bundesregierung lobten den Einstieg des Bundes und bemühten sich, den staatlichen Einfluss kleinzureden. Die Beteiligung des Bundes sei "keine Teilverstaatlichung, sondern Wahrnehmung unserer Verantwortung für einen der großen deutschen Akteure am Finanzmarkt", sagte Ministeriumsprecher Albig.

Ähntlich äußerte sich SPD-Chef Franz Müntefering in einem Interview mit dem ZDF-"Heute-Journal": "Das, was jetzt bei der Commerzbank passiert, ist ja keine Teilverstaatlichung. Der Staat tritt auf Zeit ein, aber er wird sich auch in einem baldigen und vernünftigen Augenblick wieder lösen.

Auch FDP-Chef Westerwelle wollte nicht von Verstaatlichung reden. "Das hört sich so sehr nach Enteignung an", sagte er der "Fuldaer Zeitung".

Wem ist noch schlecht geworden........?

Ich vermute das es die nächsten Jahre eine massive Verwässserung durch Kapitalerhöhungen geben wird und der Staatsanteil dann deutlich ansteigen wird.......

Nur gut das man aufgrund der fehlenden Gewinne auf Sicht kein KGV errechnen kann....... :-)

Mad Cow Disease "Solarworld Edition"......

Wow. I´m not kidding and have double-checked the date ( no it´s not "Fools Day".... ) & the companies website ( no english link available yet UPDATE: See text from the report further down .......). Solarworld, one of the largest solar companies with one of the strongest balance sheets wants to take over all German facilities from Opel ( GM’s Opel May Need EU1.8 Billion Guarantee ) that is on the brink of going under when GM won´t get the bailout. The US equivilant would be that First Solar (FSLR) wants to take over Ford........They want to waste their € 250 mio in cash and their € 750 mio in credit lines (conditional to a guarantee from Germany). On top of this they are demanding a compensation from GM for the 40.000 workers totalling € 1 billion .....Goal is to create the first "green automobilcompany in Europe".......

Either the prospects for solar in general must be disastrous, hackers have entered the site or the CEO is heavily on drugs...... Wonder why the stock is only down 15 percent.... If you want to know more about the "Mad Company" visit Solarworld

Es grenzt an ein Wunder das die Aktie nur 15% nachgibt...... Schon erstaunlich wie man mit einer einzigen Meldung die bisher doch recht ansehliche Reputation die über Jahre hinweg erarbeitet worden ist zerschmettern kann.....

An den vier deutschen Opel-Standorten soll nach Vorstellung der SolarWorld AG künftig neben der nachhaltigen Weiterentwicklung der erfolgreichen Baureihen eine neue Fahrzeuggeneration mit energieeffizienten und emissionsarmen Antrieben produziert werden. Das europäische Entwicklungszentrum in Rüsselsheim arbeitet bereits an Lösungen für
zukunftsfähige Elektrofahrzeuge wie dem 'Volt'. Mit dem Umbau der Produktpalette würde der traditionsreiche deutsche Autobauer künftig insbesondere Elektro- und Hybridfahrzeuge und Typen neuester Technologie wie extended-range Elektrofahrzeuge anbieten, die Elektro- und Verbrennungsmotor hocheffizient kombinieren.

Massive Redemptions Are Forcing German Property Funds To Freeze € 34 Billion Or 40% Of Assets Under Management

As of today the halted redemptions for the open property funds ( closed property funds have a volume that far exceeds the € 89 billion ) are limited for 3 month. It wouldn´t surprise me if we will see the other major players to follow very soon. The last time this has happened in 2005 with one fund from Deutsche Bank the investors were not hurt because Deutsche has used the freeze to unload several portfolios to private equity players ( what a surprise ... to see how massive the inflow of foreign money was see German Commercial Real Estate 2006 / Or How The Rolling Bubble Effects Germany ) . They were able to sell at a premium to the book value. If they really have to sell assets in this kind of market to meet the redemptions the result will be disastrous.

Momentan sind die Aussetzungen auf 3 Monate beschränkt. Ich könnte mir gut vorstellen das die anderen Spieler wie die Deka usw demnächst ähnliche Maßnahmen ergreifen müssen. Als die Deutsche Bank das erste Mal überhaupt einen Immobilienfonds im Jahr 2005 vorübergehend schließen mußte war das für die Anleger sogar positiv. Die Deutsche Bank nutze die Phase um diverse Objekte oder ganze Portfolios an damals noch flüssige Private Equity Spieler ( welch Überraschung... Um zu sehen wie stark dieser Einfluß war empfehele ich einen Blick auf folgendes Posting zu werfen German Commercial Real Estate 2006 / Or How The Rolling Bubble Effects Germany ) zu verkaufen. Diese Verkäufe gingen allesamt zu einem Preis über den Tresen der deutlich über den Buchwerten lag und so den NAV massiv erhöht hat. Sollten die Immofonds aber nun gezwungen werden in einen fast ausgetrockneten Markt ohne ausreichende Finanzierungsmöglichkeiten hinein zu verkaufen um die Rückzahlung der Anteile zu gewährleisten dürfte es weniger glimpflich ausgehen.......

Add to this the commercial real estate problems coming from the banking loan book and i can smell fire sale prices if they are really forced to liquidiate their portfolio...........

Wenn man jetzt noch miteinbezieht das die Preise sowieso schon durcj die Probleme in den Kreditbüüchern der Banken unter Druck geraten kann man sich leicht ausmalen was passiert wenn die Fonds in diesen Markt liquidieren müssen.....

Amongst the worrying features in the property market, we flag significant debt to refinance (€200bln over next 12m), significant assets for sale (€340bln over next few months we estimate, with potentially depressing impact on prices); 25% average value decline (as forecast by our European Property team, by June-09) fast eroding the banks’ cushion as LTVs move from 65% to 87%.

The banks on Tondi’s European watch have €1 trillion of on-balance sheet exposure to commercial real estate, equivalent to 12 per cent of their loan book or 1.76 times their equity base. Oh, and there’s still €43bn of CMBS.

Usually the cash portion of the portfolio is over 20 percent but some of the cash is already tied to fund new projects. Sio the net liquidity position is probably closer to 10 percent..... It is also important to note that big parts of the portfolios are international and not tied to the German market.Unfortunatley the diversification from the bubblefree German market to the mostly inflated foreign markets has happened at the worst possible time ( 2004 -2007)......

Positiv zu erwähnen ist sicher das alle großen Fonds ca. 20% oder mehr an liquiden Mitteln vorhalten und so ein gewisser Puffer besteht. Allerdings muß beachtet werden das einige dieser Mittel auch schon zweckgebunden für neue Objekte sind. Die Nettoliquiditätsposition leigt damit wohl eher um die 10%......Zum besseren Verständnis weise ich nochmal ausdrücklich darauf hin das große Teile der Portfolios international investiert sind. Leider ist ein Großteil der Umschichtungen (um die Abhängigkiet vom bubblefreien deutschen Markt zu verringern ) zu Spitzenpreisen in ausländischen Märkten erfolgt ( 2004-2007).......

Peak buying in Russia....? No wonder they want their money.........

Am Top in Russland eingekauft....? Kein Wunder das die Investoren Ihre Kohle (oder was noch davon übrig ist ) zurückwollen......

On the other hand is it still a mystery to me how they can generate positive returns when rents & commercial real estate prices around the world are falling.... It will be interesting to see how the auditors will value the portfolio when the next accounting statement is due...... Wouldn´t surprise me if the results will lead to more redemtions.....

Auf der anderen Seite muß schon die Frage erlaubt sein wie es die offenen Immobilienfonds auch in Zeiten fallender Mieten und stark fallender Preise noch schaffen konstant positive Erträge zu generieren. Bin gespannt wie die Wertgutachten der Wirtschaftsprüfer zum nächsten Rechenschaftsabschluß ausfallen. Würde mich nicht überraschen wenn dann der Run auf die Fonds noch verstärkt.....

At least these investors of new money derserve no mery..... Quite a "U-Turn".... This is in partan unintendet consequence of the government actions to guarantee banking deposits....

Zumindest die Investoren die noch dieses jahr neue Kohle in Richtung Immobilienfonds geschickt haben verdienen kein Mitleid...... Was für eine Kehrtwende...... Zum großen Teil gehen diese Rückflüsse sicher auf die Aktionen der Regierung zurück Bankanlagen zukünftig zu garantieren... Schön zu sehen das auch hier wie bei etlichen anderen Interventionen immer neue Krisenherde aufgemacht werden.....

German open-ended property funds attracted net inflows of 5.8 billion euros in the first eight months, bringing their total assets to 89 billion euros, according to the association of asset-management companies, known as BVI. The German government's decision on Oct. 5 to guarantee bank deposits as part of its strategy to deal with the global banking crisis may lead to withdrawals from property funds.


Börsenzeitung, 1.11.2008 Die Krise der offenen Immobilienfonds, die am Montag mit der Schließung eines kleinen, auf die USA fokussierten Fonds der Gesellschaft KanAm ihren Ausgang nahm, hat sich bis Freitag zu einem wahren Flächenbrand ausgeweitet. Zum Wochenschluss mussten drei weitere Portfolien die Anteilsrücknahme aussetzen, darunter der "CS Euroreal" von Credit Suisse Asset Management, der per Ende September 7 Mrd. Euro schwer war, sowie zwei Fonds der Degi, die seit 2008 zu Aberdeen Property Investors gehört. Der "Degi Europa" verwaltete zuletzt 1,7 Mrd. Euro, der "Degi International" 2,6 Mrd. Euro.

Die Aussetzungen sind zunächst auf drei Monate befristet. Als Gründe führen die Anbieter heftige Mittelabflüsse an, "die zum Schutze der Anleger nicht mehr bedient werden konnten", so Credit Suisse. Die Fondsschließungen bei mehreren Konkurrenzprodukten "haben in dieser Woche die Situation noch zugespitzt", heißt es bei der Degi.

Vor allem durch die Schließungen bei der Degi erreicht die Krise eine neue Dimension, da die einstige Dresdner-Bank-Tochter stark im klassischen Privatkundenvertrieb verankert ist. "Verunsicherte Privatanleger" hätten Mittel abgezogen, verlautete aus Unternehmenskreisen. Bei den anderen Anbietern hieß es noch, dass vor allem Großanleger wie Vermögensverwalter oder Dachfondsmanager für die Mittelabflüsse verantwortlich seien.


Legt man Zahlen des Bundesverbands Investment und Asset Management (BVI) zu Grunde, so waren die zwölf nun eingefrorenen Fonds per Ende September insgesamt etwa 34 Mrd. Euro schwer. Damit repräsentieren sie etwa 38 % des Gesamtvolumens der deutschen offenen Immobilienfonds. Durch die jüngsten Abflüsse dürften sich die Volumina aber verringert haben.

Vor allem Anbieter mit einem etablierten Retailgeschäft stemmen sich bislang gegen die Krise, obwohl auch sie von gestiegener Nervosität bei den Anlegern berichten. Bei der Deutsche-Bank-Tochter Rreef reduzierte sich die Liquiditätsquote des "Grundbesitz Global" seit Montag um gut 7 Prozentpunkte auf 21 %, wie ein Sprecher sagte. Der "Grundbesitz Europa" konnte seine Liquidität nahezu konstant bei knapp 37 % halten. Von einer weiterhin "komfortablen Liquidität" bei den eigenen Immobilienfonds berichtete eine Sprecherin des Sparkassen-Fondsdienstleisters DekaBank. Kein Fonds besitze weniger als 18 % Kassenbestände. Die genossenschaftliche Union Investment Real Estate, die etwa 14 Mrd. Euro verwaltet, verfügt nach Angaben eines Sprechers wie zu Wochenbeginn über etwa 2,5 Mrd. Euro freie Liquidität. Auch bei der Commerzbank-Tochter Commerz Real Estate sei die Lage "stabil", betonte ein Sprecher.

Wieder sind Anleger ausgesperrt Ft Deutschland

Offene Immobilienfonds investieren das Kapital langfristig, garantieren aber gleichzeitig die permanente Rückgabe der Anteile. Dazu müssen sie einen Teil des Kapitals beiseitelegen. Probleme gibt es, wenn - wie jetzt geschehen - viele Anteilseigner in kurzer Zeit ihr Geld zurückfordern. Es waren jedoch weniger die Privatanleger, die in Panik verkauften, sondern institutionelle Investoren sowie Dachfonds und Vermögensverwalter.

Viele haben sie dennoch eingeführt. "Einlagen ab 1 Mio. Euro werden nur nach Ablauf einer zwölfmonatigen Kündigungsfrist zurückgegeben", so ein Sprecher von Union Investment. Zusätzlich dürfen in den Immobilienfonds maximal vier Prozent des Vermögens von Großinvestoren stammen. Auch Deka Immobilien und Commerz Real haben lange Kündigungsfristen vereinbart . Bei Commerz Real betragen sie bis zu zwei Jahre. Die Höchstgrenze, bis zu der Großinvestoren in Publikumsfonds einsteigen dürfen, variiert jedoch. Bei Deka liegt die Quote bei 10 Prozent, Commerz Real hat sie auf 15 Prozent begrenzt. Die Individualvereinbarungen enthalten Sanktionen für den Fall, dass ein Großinvestor vor Ablauf der Frist Geld abzieht. In der Regel wird dann der zuvor erlassene Ausgabeaufschlag einbehalten - was bei fünf Prozent etwa einer Jahresrendite entspricht.

Die Deutsche-Bank-Tochter RREEF geht seit April noch einen Schritt weiter. Großinvestoren können seitdem nur noch über eine separate Anteilsklasse in die Publikumsfonds einsteigen. Die Mindesthaltedauer beträgt zwei Jahre, der Rücknahmeabschlag zehn Prozent. "Wir haben nach der Krise 2006 gemerkt, dass wir eine eigene Anlageklasse für institutionelle Anleger brauchen", sagt Ulrich Steinmetz, Managing Director von RREEF.

German Banks Are On The Hook For $ 21.Billion Or 30% Percent Of Icelands Forgein Debt

This is the number based on the end of june.... And taking the judgement & brilliance from the German bankers into account i assume this number isn´t any lower right now....... Nice to see that you can ruin your banking system with having a flat property market during the past decade...... Just brilliant!

Diese Zahl stammt aus den Daten von Ende Juni.....Nach den Erfahrungen mit deutschen Bänkern ist aber mit Sicherheit davon auszugehen das trotz genügend alarmierender Vorzeichen diese Summe wohl aktuell nicht wesentlich geringer ist.......Es ist erschütternd wie man es schaffen kann mit dem weltweit wohl einzigen stagnierenden Immobilienmarkt binnen der letzten 10 Jahre sein Bankensystem ähnlich in den Boden zu stampfen wie es die Bubbleländer geschafft haben...... Eine wahre MEISTERLEISTUNG auch von der Bankenaufsicht und den mit Politikern besetzten Aufsichtsräten (besonders bei den Landesbanken ) die jetzt mit Sicherheit der Steuerzahler ausbaden darf! German banks have bled billions of euros in the U.S. subprime-mortgage debacle. Now they face another potentially big bill from a costly misadventure in Iceland.

The Icelandic bet is the latest illustration of how German banks -- including once-sleepy regional lenders -- ranged far and wide in recent years in search of yield to escape stiff competition and low profit margins on their home soil.

By June of this year, before Iceland's spectacular financial meltdown, German financial institutions had lent $21.3 billion to Icelandic borrowers, according to the Bank for International Settlements. That was well over a quarter of all foreign lending in Iceland, and roughly five times as much as Britain, the next-largest creditor country.

Iceland's three largest banks -- and the country's main debtors -- collapsed this month, plunging the country into crisis. Kaupthing Bank, Iceland's biggest, missed a coupon payment this week on 50 billion yen ($512 million) of bonds in Japan, heightening default concerns.

Blaming fallout from the U.S. financial crisis, lawmakers in Berlin approved a €500 billion ($642 billion) rescue package for German banks on Oct. 17. Bayerische Landesbank, a state-owned regional lender, became the first German bank to raise its hand for help this week, requesting a €5.4 billion capital injection from the federal government.

BayernLB, as the bank also is known, wrote down €2.6 billion in investments during the first half of the year, much of them tied to soured American subprime debt. But it also disclosed this week that it has €1.5 billion in credit exposure to Iceland, a large chunk of which it might also have to write down. That lack of clarity highlights the lack of transparency in today's global financial markets -- and why it may take a long time for banks to fully resume lending to each other, even as authorities in Germany and other countries take aggressive steps to restore confidence. Germany's financial-services regulator said Thursday new accounting rules aimed at giving banks and insurers more leeway in valuing certain assets should boost earnings at the country's biggest banks by up to €1 billion in the third quarter.

Now foreign bets that boosted profits are coming back to haunt many banks. Germany's five largest private-sector banks had €12.9 billion in markdowns on securities during the last half of 2007 and first half of 2008, according to Standard & Poor's. Many of the losses are tied to U.S. investments.

But some of the country's state-owned regional lenders, or landesbanken, also have bloodied their noses after venturing abroad in search of juicier yields. Originally created to channel credit to their home states, some became aggressive players in international capital markets in recent years. They also had a lot of money to spend after raising money on the cheap before 2005, when government guarantees on their new debt issuance expired.

"There's not enough low-risk business that can feed all these banks," said Johannes Wassenberg, a European bank credit analyst in London with the ratings agency Moody's.

Two small and relatively unknown German banks, SachsenLB and IKB Deutsche Industriebank AG, became the country's first two victims of the U.S. subprime crisis last year after stocking up on asset-backed securities and then failing to secure enough liquidity to stay afloat.

Deutsche Bank AG and Commerzbank AG, Germany's two largest banks by assets, declined to say how much exposure they have to Iceland. Landesbank Baden-Württemberg, or LBBW, the country's largest landesbank, also declined to say how much Iceland exposure it holds.

HSH Nordbank, a smaller landesbank, said Thursday it had exposure of "low three-digit-million" euros to Iceland. Another landesbank, WestLB, said its exposure to Iceland was "less than €100 million." A third landesbank, Helaba, said its Iceland exposure was below €10 million.

David Oddsson, Iceland's central bank chief, recently estimated that foreign creditors would "unfortunately only get 5, 10, 15% of their laims" on the country's three largest banks.

German News Update......Hypo Real Estate Bailout

As expected the Hypo Real Estate bailout was announced before the markets open. At least the government has managed to bring the financial sector to take up to € 8.4 billion of the guarantee. On top of this i assume the step to guarantee all German banking deposits will force other countries to follow. What a difference a week makes..... Only a few days ago our leaders were ranting on the mess outside of Germany and especially the US........

Erwartungsgemäß wurde die Rettungsaktion vor Börseneröffnung verkündet. Immerhin hat der Staat es geschafft dem Finanzsektor noch eine Garantie von 8,4 Mrd € aus dem Ärmel zu leiern. Der Schritt praktisch alle Kundeneinlagen in Deutschland zu garantieren ist sicher mehr als nur als PR anzusehen . Obwohl es diverse Einlagensicherungsfonds gibt darf doch momentan zumindest daran gezweifelt werden das der Bankensektor von sich aus in der Lage ist die Kontrolle nicht noch mehr zu verlieren. Insofern wird diese Zusage sicher helfen den GAU eines Bankruns zu verhindern. Dies wird unweigerlich dazu führen das anderen Staaten nachziehen müssen um eine Kapitalflucht aus Ihren Ländern zu unterbinden. Siehe das Beispiel als irische Bnaken mit der Staatsgarantie massiv und offensiv um Einlagen britischer Banken geworden haben....... Schon erstaunlich welch Unterschied eine Woche ausmachen kann.... Noch vor wenigen Tagen hat sich Steinbrück derart abfällig über den Zustand des US Finanzsektors geäußert das eine gwisse Arroganz und Überheblichkeit nicht zu überhören war. Etwas mehr Demut hätte sicher gut getan.....

Germany's financial industry agreed to double a credit line for Hypo Real Estate to 30 billion euros, Torsten Albig, a spokesman for Finance Minister Peer Steinbrueck, said late yesterday in an e-mailed statement. The federal government's guarantee for the credit line remains unchanged, Albig said.

Der vom Bund zur Verfügung gestellte Bürgschaftsrahmen von bis zu 35 Mrd. Euro werde nicht verändert. Bis zu einer Gesamthöhe von 14 Mrd. Euro trage der Finanzsektor 60 Prozent (das sind 8,5 Mrd. Euro) und der Bund 40 Prozent der möglichen finanziellen Belastungen, die sich aus einer Inanspruchnahme der Ausfallgarantie ergeben könnten.

NYTDepfa, a Dublin-based lender that Hypo acquired last year, is at the center of its problems. Depfa underwrote a package of municipal bonds which were subsequently downgraded by ratings agencies. That step obliged Depfa to buy the bonds back, a contractual requirement that would create almost immediate liquidity problems at Hypo itself, given the difficulty of getting short-term funding in today’s drumtight credit markets

European leaders eye German moves UK and other European officials on Sunday expressed surprise at Germany’s abrupt move to guarantee German private bank accounts, amid concerns other European governments would have to follow Berlin’s lead and offer similar safeguards to savers, to avoid a cross-border flight of capital to more secure banks

One UK official said there was annoyance that German chancellor Angela Merkel had acted unilaterally only hours after attending an economic summit in Paris at which she agreed there should be greater cross-border co-ordination of measures during the economic crisis

Hypo Real Estate And The Art Of Reading The Latest Interim Report.....

I´m a little bit late on this story but this is indeed one more example of how incompetent the German "elite" is in dealing with the financial crises .....One week after one of the biggest bailouts in history with close to € 35 billion (it was still unclear how big the part from the German banking and finance sector and the taxpayer shoud habe been, rumors were running that the guarantee from the "private" sector was € 8 billion and the rest was provided via the German taxpayer ) and calming words that this should be well enough for the "foreseeable" future it looks like at least one bank ( Deutsche Bank ) that was involved in providing one part of the guarantee had finally gotten the time to read the latest report........ Very difficult for the German elite ( banking, oversight, Bundesbank, politicians etc ) to see at first glance that the proposed number would carry the HRE only over the next 3 month..... If you want to laugh out loud i highly recommend to read the "risk report" on page 24 in the latest HRE Interim Report at June 30, 2008.... Looks like we will get the "mother of all German bailouts" before the asian markets will be open for trading......

Ich habe aufgrund der überaus hektischen letzten Börsenwoche leider keine Zeit gehabt das Thema HRE zu beackern. Ich verweise daher dringend auf den Blogger "Weissgarnix" der bereits als die erste Meldung über den Bailout über die Ticker lief die heutigen Ereignisse vorhergesagt hat. Tippe mal das wir noch bevor die Asiatischen Börsen den Handel eröffnen die "Mutter aller Deutschen Bailouts" sehen werden ......

It is a irony and a farce that 2 ( HRE & the merged Depfa ) of the biggest supporters & cheerleaders of the "Pfandbrief" ( covererd bond ) with the supposed highest safety standarts are running into funding problems..... But it looks like they have choosen to get a little bit of extra yield in ramping up their repo funding a whopping 41% since the end of 2007 to € 89 billion ( see Page 27 HRE Analyst Presentation ) while their long term covered funding is flat since the end of 2006.....
Quote CFO at this presentation " We take advantage of the very favourable conditions of the repo market....."

But what else do you expect from a management that had this to say back in January Hypo Real Estate Crashing 35%...CEO "We Did A Fantastic Job"......

Zudem möchte ich noch darauf hinweisen das es einer gewissen Ironie und Tragik gleichkommt, das ausgerechnet zwei ( HRE plus übernommene Depfa ) der größten und strärksten Befürworter im Pfandbriefmarkt der ja bekanntermasen eines der sichersten Anlageinstrumente unsere Zeit ist, in Refinanzierungsprobleme gelaufen sind. Normalerweise dürften sich die Pfandbriefe gerade in dieser Zeit ungebremster Nachfrage erfreuen. Dummerweise sieht es für mich so aus als wenn das vollkommen inkompetente Management der HRE/Depfa wohl wegen eines minimalen Zinsvorteiles die Ausweitung des Geschäftes einzig und allein mit der Refinanzierung durch Repos ( 44% seit Ende 2007 auf sagenhafte 89 Mrd € ) zu stemmen versucht ( siehe Seite 27 HRE Analysten Präsentation ) während die langfristige Finanzierung durch Pfandbriefe / Covered Bonds seit Ende 2006 unverändert geblieben ist.

Zitat aus der dazugehörigen Telefonkonferenz "Wir haben die sehr vorteilhaften Bedingungen des Repomarktes ausgenutzt........"

Aber was sonst soll man auch von einem Management erwraten das im Januar dieses Zitat rausgehauen hat Hypo Real Estate Crashing 35%...CEO "We Did A Fantastic Job"......

Hypo Real Estate Rescue at Risk as Banks Withdraw Their Support Bloomberg
Hypo Real Estate Holding AG, the ailing German property lender, said a 35 billion-euro ($49 billion) government-backed bailout plan collapsed as commercial banks withdrew their support.

``The bank is in a very difficult situation,'' Hypo Real Estate spokesman Hans Obermeier said in a telephone interview. ``We hope everyone involved in the discussions is aware of this.''

German authorities brokered the Sept. 28 bailout to avoid economic damage that would have resulted from the failure of the nation's second-biggest property lender. Hypo Real Estate said in a statement late yesterday that ``alternative measures are being investigated.''

Hypo Real Estate's financing needs exceeded the bailout plan guarantee, Germany's Die Welt reported yesterday, citing unnamed people in the finance industry. It will need 20 billion euros by the end of next week and 50 billion euros by the end of the year, according to the newspaper. As much as 100 billion euros may be needed to shore up the bank's finances by the end of 2009, Die Welt said. Obermeier declined to comment.

The European Central Bank and the Bundesbank planned to contribute jointly 20 billion euros, and a group of unidentified banks another 15 billion euros. The plan called for Hypo Real Estate to use 42 billion euros in assets, mostly debt owed by government borrowers, as collateral.

Heiner Herkenhoff, a spokesman for the German BDB banking association, declined via e-mail to comment. Bundesbank spokesman Christian Burckhardt and the German Finance Ministry didn't return calls seeking comment.

Shut Out
The bank sought the lifeline after its Dublin-based Depfa Bank Plc unit, which specializes in government lending and depends on now-closed money markets for funding, failed to get short-term funding amid the credit crunch.

Failure to provide the rescue package ``may have triggered unpredictable consequences for the German financial and economic system similar to those of the collapse of U.S. financial group Lehman Brothers,'' Frankfurt-based Bundesbank and BaFin, Germany's financial regulator, said in a joint letter dated Sept. 29 and addressed to Finance Minister Peer Steinbrueck.

``If we had not acted, the bank's crisis wouldn't have just hurt the financial sector, but its network of business would have hurt the real economy, in Germany and beyond,'' German Finance Minister Peer Steinbrueck said the same day.

Hypo Real Estate, run by Chief Executive Officer Georg Funke since it was spun off from HVB Group in 2003, reported writedowns on collateralized debt obligations on Jan. 15. The company said Aug. 13 that second-quarter pretax profit plunged 95 percent because of further markdowns on debt.

Flowers Investment
A group led by J.C. Flowers & Co., the buyout firm run by Christopher Flowers, bought a 24 percent stake in Hypo Real Estate for about 1.13 billion euros in June.

Former parent HVB Group is now a unit of UniCredit SpA, Italy's biggest lender, which is holding an extraordinary board meeting today to boost its regulatory capital and settle investors' concern with its finances.

The global financial crisis that prompted Lehman Brothers Holding Inc.'s Sept. 15 bankruptcy filing is weighing on Europe. Belgian authorities are exploring ``all methods'' to keep Fortis in business even after it received an 11.2 billion-euro government bailout on Sept. 28. Belgium and France on Sept. 30 threw Dexia SA a 6.4 billion-euro lifeline.

The capital released through our securitisation activities over recent years has been used to expandour national and international lending business. Additionally, the capital has also been used to investing international loan portfolios. Two thirds of our investments are focused on US investment-gradeportfolios (including, for example, credit card claims,mortgage loan claims and corporate loans), with theremaining third being invested in similarly structured European portfolios.

Das durch die Verbriefung während der letzten Jahre freigesetzte Kapital haben wir für die Ausweitung unseres nationalen und internationalen Kreditgeschäftes genutzt. Darüber hinaus haben wir dieses Kapital verwendet, um in internationale Kreditportfolien zu investieren. Unsere Investments konzentrieren sich zu zwei Dritteln auf mindestens Investmentgrade-geratete US-Portfolios (wie zum Beispiel Kreditkartenforderungen, Hypothekenkreditforderungen sowie Unternehmenskredite) sowie zu einem Drittel auf europäische Portfolien mit ähnlichen Strukturen.

This "adventure" combined with incompetence from the board, management and oversight has cost the German taxpayer now close to € 7 billion....... It´s almost like MBIA, Ambac & Co that earned easy money with their muni bond insurance and got greedy..... IKB was once the leading German Mittelstandsbank with superior knowledge and a very high reputation. But they have decided to leave their core business....
Dieser "Ausflug" kombiniert mit totaler Inkompetenz vom Management, Aufsichtsrat und der Aufsicht hat den deutschen Steuerzahler mal eben die Kleinigkeit von 7 Mrd € gekostet......Man kann das wohl mit MBIA, Ambac & Co vergleichen die ebenfalls auf einer Art Gelddruckmaschine saßen und dann zu gierig wurden und den Bereich der öffentlichen Anleihen verlassen haben. Die IKB war einst die führende Mittelstandsbank in Deutschland mit erstklassiger Expertise und einem ausgezeichneten Ruf. Nachdem man sich entschieden hat anstelle des Mittelstandes lieber waghalsige US Hypotheken und Konsumenten zu unterstützen sollte der tiefe Fall nicht weiter überraschen. Schade nur das für Banken offenbar andere Maßstäbe als für die restlichen Branchen gelten......
NYT FRANKFURT — The German government said on Wednesday that it would participate in a third bailout of IKB Deutsche Industriebank, the lender whose near-collapse in July heralded the arrival in Europe of the crisis stemming from the faltering subprime mortgage market in the United States.

The German finance minister, Peer Steinbrück, said in Berlin that the federal government would contribute two-thirds of a rescue package totaling 1.5 billion euros ($2.2 billion). The question of where the remaining euros would come from was open, he said, but a government spokesman said that private banks were expected to contribute.

Mr. Steinbrück spoke after a lengthy meeting of the board of KfW, the state-owned bank that is the largest shareholder in IKB.

The rescue package aims to resolve the problems at IKB, based in Düsseldorf, which was once a conservative corporate bank but became a global symbol of risky excess.

Like many banks, IKB speculated in securities linked to American mortgages. But the market value of those investments has fallen significantly, forcing KfW, which owns 38 percent of the bank, and a consortium of private banks, to recapitalize the lender.

As it became clear that IKB was close to using all of the 5.65 billion euros previously committed to cover losses, discussions began about how to permanently rescue the bank. .....

KfW primarily focuses on development projects abroad and selected lending programs in Germany. It has been able to finance previous rescues of IKB — the last one was in late November — from its existing resources, but needed more money from Berlin to both support IKB and keep up its other work.

The prospect of direct state support for IKB generated cries that the banking industry, having profited from speculation in subprime-linked securities, was now handing the German taxpayer the bill for its losses.
