SHANGHAI (Reuters) - Nine months after opening in Shanghai, China's most expensive luxury apartment complex has yet to attract a single buyer, but developer Tomson Group Ltd. (0258.HK: Quote, Profile, Research) is not about to slash prices to get people in.

Sales may prove difficult in the near term at Tomson Riviera, located on the banks of Shanghai's Huangpu river, as Beijing's efforts to cool an overheated property sector may keep buyers away from a complex where units can cost $20 million or more.

As the development's four towers sit idle, the company is still determined to hold the line on prices, Tomson Group general manager Hsu Bin told Reuters.

The development's 220 luxury apartments now carry price tags averaging 110,000 yuan per square meter ($13,750), but Hsu insisted his company would not consider major price cuts.

"As of today, we haven't sold a single apartment," he said in an interview at the Tomson Riviera, located in Shanghai's financial hub in Pudong, late on Tuesday.

"But there are foreign investors or funds preparing to come here to look. We have already sent out tender documents."

To bring in some income as it looks for buyers, Tomson has decided to start renting out flats by early next year in one of the complex's four buildings.
Global investors such as Morgan Stanley (MS.N: Quote, Profile, Research) and Citigroup (C.N: Quote, Profile, Research) snapped up $3.56 billion of property in China last year, according to consultant Jones Lang LaSalle. ................

update:

gerade hat china die reserveanforderungen für die kreditvergabe erhöht um ein weiteres ausufern des wahnsinns zumindest zu verlangsamen.

versteht sich von selbst das in den usa in den letzten jahren trotz wesentlich größere ausmaße nichts unternommen worden ist bzw. sogar immer neue kreative finanzierungsformen zugelassen worden sind und fannie und freddie immer größere und riskantere kredite haben aufkaufen dürfen.

ist mir unverständlich wie sehr die welt immer noch an den lippen der fed/bernanke hängen kann. erst vorgestern hat bernanke eine ausweitung der aktivitäten von fannie in einem immoabschwung in erwägung gezogen. nur zur erinnerung fannie hat seit 2003 keine bilanz mehr vorlegen können. seit fast einem jahr sind 800 extrene prüfer dabei die derivate zu berechnen und probieren ne bilanz hinzubekommen. jede andere firma wird seitens der ny börse vom listing ausgeschlossen sobald man ein oder zwei termine für quartalszahlen versäumt.
